Home loan prepayment or investment: what changes the answer?
Home loans often combine long tenures, changing interest rates and possible tax benefits. A long horizon helps investments compound, while an early prepayment can remove years of interest and reduce financial risk.
What the comparison includes
- Interest and tenure saved by a lump-sum prepayment
- Compounding if the lump sum is invested instead
- Investment of EMIs freed after the loan closes early
- Prepayment charges, inflation and an optional loan tax benefit
What numbers cannot decide
- Investment returns are uncertain; loan savings are more predictable
- Prepayment reduces liquidity and access to emergency money
- Being debt-free may matter more than the highest expected return
- Rates, taxes and lender rules can change during the remaining tenure
A practical decision rule
Use the contractual loan rate for amortisation and a conservative post-tax investment return. Tax benefits can reduce the economic cost of the loan, but only enter a benefit that genuinely applies to your situation.
Keep an emergency fund before using surplus cash for either option. If the result is close, splitting the amount between prepayment and investment can reduce regret and concentration risk.
